Cogir Real Estate and Fonds immobilier de solidarité FTQ report that the $200-million HUMANITI Montréal mixed-use development will include a 200-room hotel operating under Marriott’s Autograph Collection Hotels banner.
Ground has just been broken on the development, which will occupy the entire block bordered by Viger, De Bleury, De La Gauchetière and Hermine Streets, complementing the Quartier international de Montréal and providing a view of Place Jean-Paul-Riopelle.
Founded on the concept of “live, work and play,” HUMANITI will be comprised of more than 300 rental units, 150 condominiums, 60,000 square feet of office space and 15,000 square feet of commercial space, in addition to the hotel.
“We’re delighted to break ground and make this signature project in the heart of downtown Montréal a reality. HUMANITI has been designed to offer its residents a pleasant, efficient and satisfying lifestyle in a connected community,” said Mathieu Duguay, chairman and CEO, Cogir. “The pedestrian esplanada, urban chalet, rooftop swimming pools, terraces and nearby stores and businesses will foster interaction. Electric charging stations and carpooling services will be available to HUMANITI residents, and a mobile app will facilitate connectivity and sharing.”

The luxury, four-star boutique hotel will have 193 rooms between the 10th and 18th floors of the development. It will also feature a 100-seat restaurant, a 60-80 seat lounge-bar, reception and meeting rooms that can accommodate up to 300 guests, a spa, gym, outdoor rooftop pool and access to the building’s indoor parking.
The property will be managed by Urgo Hotels Canada, which manages seven hotels in Quebec and a group of 45 hotels and resorts in the U.S. and Canada.
“Each one of Marriott’s Autograph Collection hotels is unique in terms of location, luxury, trendiness, design and personality. The HUMANITI project was very inspirational in this regard due to the value it offers and its local inspiration,” said Serge Primeau, vice-president, Operations and Development, Urgo Hotels Canada. “We found the project very exciting, as did Marriott, and had no trouble convincing them to add it to their unique hotel collection. There is no doubt in our minds that HUMANITI’s DNA will allow us to elevate the hotel’s performance to the same level as the rest of the properties in our North American hotel portfolio.”
The hotel is scheduled to open in Spring 2020.
